Friends, Neighbors, Fellow Candidates, & Board. I love RSF, and I am Asking for your vote.
Being a Director is serious work. We have a 190 year old Adobe, 150 Employees, a 100 year History as a Planned Community, $58 to $80 Million in HOA Assets, a $20 Million a year Budget, and $6-7 Billion Real Estate values. Seven Directors protect & manage this for all of us.
We have serious competition, and must do everything possible to restore the RSF Brand to make this special place More Attractive, More Enjoyable, and More Valuable.
I know the job; its Responsibilities, Burdens, the Time required, and Limitations. I have had this job before, and it is from that experience and 15 years of thinking since, that makes me uniquely qualified. I have 15 firm Principles for being a Director that are not found in the ByLaws. They must be found in the person.
I don’t want to sound like DC policy wonk, but it is important you know what you can count on, from me as a Director. These principles are also on my campaign flyer and website www.StrongRSF.com
1) Represent all Member’s long-term interests in an Open, Fair, and Honest way.
2) All discussions must be cordial, factual, fair, neighborly, wise, and in the best long-term interest of all Members.
3) Protect the Covenant. Protect our historic rural ambiance. No Density increases in 1, 2, and 2.86 acre zones.
4) Focus on our Future. ….. I have proposed a Rancho 2020 Committee to address all future issues, with members from all age groups, to develop realistic recommendations within our resources and powers as a HOA
5) Concentrate on Major Issues. (such as Rancho 2020)
6) Avoid Personalization.
7) Fiscal Conservative, we must use our assets wisely, and insist on a membership vote on major purchases or projects. Stable or lower assessment rates.
8) Encourage Broad Participation on committees, the Board, and community activities.
9) Avoid all conflicts of interest, or even the potential for Conflicts of Interest.
10) Stable Regulations, Easily Understood and Consistently Enforced, are Superior to Constant Revisions, which are confusing, consume staff time, weaken enforcement.
We all have so much to appreciate about living here. Our # 1 asset is the interesting people who chose to live here. After this meeting, have dinner at the Golf Club and meet someone new; chances are you will like them.
I believe the more we do together, the stronger we are as a community. We should never forget what attracted all of us to buy and live here.
I am a Longtime Resident with a Fresh Perspective who will represent all members, and make this special place more attractive, more enjoyable, and more valuable.

11) Listen to Member comments or suggestion as being well intended from part owners, without becoming defensive, avoid disease called “Boardus Defensus”.
12) Transparency – Member are entitled to reasonable amounts of info.
13) Volunteers are the lifeblood of the Covenant. Appreciation, new blood, turn-over.
14) Avoid micro-managing. The Board sets goals, and are the seven supervisors of the Mgr. (who supervises all employees).
15) AJ: Protect rural ambiance, harmonious and unobtrusive construction, speedy approvals, size guideline needed.
